What this market does to a loan file
Corrales is the clearest example on our panel of why a portfolio lender matters. Acreage, ditch rights, horse facilities and detached casitas are all normal here, and all of them make an automated agency approval harder than it should be.
A portfolio bank keeps the loan, so an underwriter can look at an appraisal with a barn on it and make a judgement. That flexibility usually costs a little in rate and a few days in turn time, and it is frequently the difference between closing and not.
Acequia and irrigation rights show up in title work. They are rarely a problem, but they need to be read early by somebody who has seen them before.
