What this market does to a loan file
Large parts of Valencia County sit inside USDA eligible tracts, which makes zero-down financing genuinely available to buyers who assume it is not. The household income test catches more people than the map does, so we run both checks in the first conversation.
Small acreage is the other feature of this market. A home on two or three acres is common and usually fine, but outbuildings, a second dwelling or anything that reads as income-producing can push a file away from agency financing and toward the portfolio bank on our panel.
