What this market does to a loan file
Santa Fe pushes a much larger share of files above the conforming limit, so the jumbo investors on our panel do most of the work here. Reserves, not rate, are what determine whether those files are approved.
Appraisal is harder here than anywhere else we lend. Hand-built adobe, off-grid systems, guest casitas and properties with no true comparable inside three miles are normal. Several jumbo investors require a second appraisal above a published loan amount, and we tell you which ones before you choose.
Second home purchases are common, and they carry their own pricing adjustments and occupancy documentation. If you intend to rent it part of the year, say so at the start, because a second home loan and an investment loan are different products.
